Stop Senate Bill SB79

Do you want your neighborhood to look like this?

Together, we can stop SB79 before it’s too late

Senate Bill SB79 is a proposed new state housing law that would override local control and allow private developers to build dense residential complexes — up to 7 stories high — near any major transit stop, regardless of local zoning laws, infrastructure capacity, or community input.

What SB79 Does

  • Eliminates local control over height, density, and parking near transit stops
  • Mandates by-right approval of high-density housing — up to 120 units/acre and 75 feet high — even in areas currently zoned for small-scale development
  • Sidesteps CEQA (California Environmental Quality Act), exempting qualifying projects from vital environmental review
  • Displaces working families and small businesses by incentivizing demolition of lower-cost existing properties
  • Allows development near “planned” — not yet built — transit stops, pushing high-rise construction into car-dependent areas without adequate transit service or infrastructure

Why SB79 Is Dangerous

  • Unfunded Infrastructure Mandate
SB 79 encourages density without requiring the state to invest in fire safety, parks, schools, or roadsSB79 clears Senate, sig….
  • False Affordability Promise
Developers can build luxury apartments with minimal affordability requirements — and without delivering truly affordable homes for low- and middle-income Californians.
  • Ignores Local Vision
The Carlsbad Village and Barrio Master Plan already includes carefully crafted plans for balanced, community-supported growth. SB 79 bulldozes that vision and hands control to Sacramento and big developers.
